Site Under Construction

The UJNA membership is unanimous in supporting a vision for low-rise residential development in areas so zoned by the City of Toronto’s Official Plan as ‘Neighbourhoods’.   Our Councillor, Kristyn Wong-Tam, has expressed support for the UJNA’s vision for the community which is consistent with the City’s new Official Plan.

The UJNA is keeping a watchful eye on each of these properties with the goal of influencing outcomes consistent with the UJNA Development Vision/guidelines.

1 .    The Selby Hotel, 592 Sherbourne Street & 15 Selby Street

Clarion has recently put the historic Selby Hotel on the market.    This property is zoned “apartment”.    No developer has yet stepped forward to purchase as far as we know.     As with the Tridel condo to its south, the UJNA is watching to see how the new owner intends to proceed.

2.  Casey House, 571 Jarvis,  119 Isabella

Casey House is proceeding with its development at the south/west corner of Huntley and Isabella.  Hariri Pontarini  are the architects.   The Casey House Board has been consulting with the UJNA as this project proceeds.

571 Jarvis (commonly referred to as the Grey Lady) will receive extensive restoration; approximately $7 million dollars will be spent.   The coach house property at 119 Isabella is slated for demolition.   The planned new facility is a three story building with a section along Jarvis that will stand 5 stories.

In September 2011 the provincial government announced an infrastructure investment in health care services for people living with HIV/AIDS.

City of Toronto Planning has requested small changes, i.e. the staircase, to maintain the historical integrity of mansion as much as possible.

Occupancy scheduled for 2015/16

3.   387 – 403 Bloor Street East/ 28 Selby Street

A highrise development proposal is presently with City Planning regarding commercial property on the south side of  Bloor Street at 395 – 403.

The applicant is proposing a 42-storey mixed use residential tower with a two-storey podium.    The total height to the top of the mechanical house is 140.15 meters.    A Preliminary Report for 395-403 Bloor Street East proposal includes a total of 386 units (113 bachelor units, 195 one-bedroom units and 78 two bedroom units).   No three-bedroom units are being proposed.   All properties are proposed to be demolished including 403 Bloor Street East which is a listed heritage building under the City of Toronto Inventory of Heritage properties. No residential parking is proposed.

4.  The Sacre Coeur elementary school, 24 Linden Street

The Sacre Coeur elementary school will be vacated in September 2012.   Under legislation affecting this property, within certain timeframes, the property must be offered to a number of other educational entities by way of first refusal before it comes onto the general sales market.     Located as it is at the very heart of the Upper Jarvis neighbourhood, this land is absolutely crucial to the UJNA’s Vision.     Any development of this site must be low-rise residential.

Past Projects

1.  The ETFO property at 15 Huntley Street, formerly the Children’s Aid Society site

The Children’s Aid Society of Toronto occupied the property at 15 Huntley Street since about 1947 and took over the 136 Isabella Street property around 1964.  From 1942-1947, 136 Isabella Street was a temporary infant receiving centre and a single family residential dwelling.  Then from 1959-1963, 136 Isabella Street was a home for teenaged girls called Moberly House.    After almost fifty years on the Huntley and Isabella site, in July 2006 the Children’s Aid Society relocated to its new office tower at Isabella and Yonge.

It was the goal of the UJNA that this property remain low-rise in use.  The property was purchased by the Elementary Teachers Federation of Ontario (ETFO ) in June 2007  for $6.2 million.  The ETFO is now in the midst of constructing a 121,072 sq. foot low-rise office complex designed by Kuwabara Payne McKenna Blumberg.

2.   Isabella/Huntley land assembly

Rogers has now purchased all but one of the residential properties that comprise the balance of the block on which its headquarters are situated ( i.e. the north side of Isabella and the west side of Huntley from Isabella northward).     No formal proposal has been submitted to City Planning and Rogers is not saying what it intends to do with this property, or when.    The purchased apartment buildings are essentially standing empty and the townhouse owners have been given a timeframe to depart.    The UJNA is anxious to ensure that the residential streetscape is preserved on this land, which is zoned “neighbourhood” (low-rise residential).

3.  10 Huntley Street parking lot site

A portion of the parking lot to the west of 10 Huntley has been put on the market.    Development of this land would be along Jarvis Street and accessed from that artery.     We are watching to see what a potential owner plans for this site.
